Hilltop Farm is 466 acres +/- of hunting land for sale in north Tuscaloosa County, Alabama. If you are someone that enjoys managing and improving a property and the wildlife, but does not want to start from scratch, this is a fantastic property to consider. The family purchased the property with the intent to create trophy hunting opportunities very close to Tuscaloosa. The acreage was put under high fence, and beginning in 2013, genetically superior deer were added to the enclosure to enhance the native deer herd. The goal of the owners was to produce a healthy, quality deer herd  with genetics that were 1/3 Texas genetics, 1/3 northern genetics, and 1/3 native genetics. The sire bucks for the herd were Rolex, Reno, and Satisfaction. In the attachments below you will find a more detailed sheet with information specifically about the deer herd, and pictures of the sire bucks. An intensive, weekly supplemental feeding regimen has been in place since the property was fenced.

The timber and habitat have been carefully managed to produce healthy trees, and subsequently a healthy habitat to support the abundant wildlife. The timber consists of varying ages of hardwoods and pine timber. The timber stands are on a rotational burn schedule to create forage for the turkey and deer. There are many mast bearing trees around the property to provide acorns and nuts. Fruit trees have been planted strategically throughout the property. There are numerous food plots that are planted for summer and winter forage. The owners are so meticulous about their management, that they have bee hives on the food plots to help pollinate the fruit trees and crops. (The bee hives will not convey in the sale.) Several small plots are planted with chufa for the turkeys. There were several areas, 4-5 acres in size, strategically spaced throughout the property where the timber was clear cut to provide bedding cover and browse for the wildlife.

The road system throughout the property is exceptional, with wide main roads that provide access to all of the food plots and along the fence line. The owners are able to use an electric cart to get around the property. There are more than a dozen food plots and wildlife openings located throughout the farm. Three named creeks provide year round water to the property: Barbee Creek, Sam Norris Branch, and Binion Creek. The terrain on the property is rolling, and there are plenty of hilltops and ridges to hunt as well bottomland opportunities.

There are currently no structures on the property, but power and a drilled well are one site. There are approximately 2.75 acres of breeding pens that are interconnected. The breeding area has automatic watering troughs, and a misting system for insects. The fence enclosure incorporates about 440 acres +/-, and there are approximately 25 acres on the east side of the property that are outside the enclosure.
