Description

140 acres +/- of land for sale in the prairie of Perry County, Alabama. This farm was formerly used by the Cochran family for raising and selling catfish. Now there are 5 ponds / water impoundments that could make for good recreational fishing and water fowl hunting. The remainder of the farm is mostly open, fenced pasture that has previously been used for grazing cattle. The new owner could set this property up for deer hunting and ducks, or you could have fantastic wing shooting for ducks, quail, and dove. We have been told by some who dove hunted the property in the past that they have attended some great shoots here.  On several trips around the farm we have seen mallards, green wing teal, and some wood ducks. The property consists of 5 separate water impoundments or lakes that total approximately 48 acres, with the following approximate individual sizes (as measured from aerial imagery):

There are two old homes on the property that could be demolished. An electric well is on site, and it provided water to the house. There are currently a couple of pieces of equipment and a truck sitting on the property that do not convey with the sale. The property has good paved road frontage on Perry County Road 72. Electricity is available to the property. The farm has not been leased or used for the past several years, so the fields will need some clean up. The old power lines that once serviced the paddle wheels in the catfish lakes will make great roosting areas for dove. The topography is relatively flat, and being in the prairie offers long views of the pretty sunset.
