Description

Brimwood Lakes is a large estate with approximately 723 acres +/- of land for sale in West Blocton, Bibb County, Alabama. If you are looking for a large recreational or hunting estate within an easy drive of  both Tuscaloosa and Birmingham, you need to consider Brimwood Lakes. You will be hard pressed to find a large acreage property with a nice home, lakes for fishing and canoeing, hunting, and ATV trails this close to the city.

Lakes- The lakes here are beautiful, and make this property very appealing. There are approximately 15 acres of lakes that are fed by a central stream. There are 3 "step down" lakes, that each are at a little lower elevation than the others. They offer good opportunities for fishing, canoeing, and kayaking. The sunsets reflecting off these lakes when the water is calm will take your breath away.  There is a small hand-built cabin on the middle lake that adds rustic charm to the setting. The areas around the lake are big pretty mixed hardwoods and pine timber. The scenery here is very peaceful.

House and improvements- The main home was built in ~1972, and received some updates in 2007. It is 2 stories with approximately 3364 square feet. Your guests and family will feel comfortable staying in this home. The brick home is well-appointed on the inside, and has a metal roof that is approximately 1 year old. There are 5 bedrooms and 2 baths.  The kitchen and master bathroom are newly renovated. The kitchen is very nice with a tile floor and back splash and stainless appliances. There is a dining room and breakfast area, both off different sides of the kitchen. There is a living room and den area also on the main floor. 4 of the bedrooms and 1 bath are upstairs. There is a large common area upstairs as well. The main level has mostly wood flooring with tile in the kitchen and bath. The upstairs is carpeted. A new deck on the back of the house is great for enjoying the peaceful surroundings. The circle driveway offers plenty of room for entertaining and hosting guests. There is a 35'x27 brick garage adjacent to the house.  There are two barns or sheds for equipment storage.

Timber- Approximately 275 acres to 300 acres are in mixed mature hardwoods and pines. There are some large stretches of timber along the streams and lakes. Approximately 400 acres of timber was harvested in 2012. Over 1/2 of that was documented to be replanted in loblolly and long leaf pines via government cost share programs. The balance of the land is in natural regeneration. This mix of timber ages creates a diversity of habitat for the wildlife and will allow for staggering of income as timber is thinned and harvested in the future.

Hunting and Recreation- This is a great area for deer and turkey hunting. A large power line and gas line runs through the land, offering long views for hunting. There are miles of internal roads and trails that would be fun for riding ATV's and UTV's. The fishing and boating in the lakes makes this a year-round recreational opportunity.

Land- There is about 200 of elevation change over the property, so you have some nice views and rolling topography. Some of the ridges and hilltops have some very cool rock formations and outcroppings. The Bibb County Tax Assessor calls this property 702 acres +/- in 2 parcels, and the Mapright software calculates the acreage at approximately 723 acres. A survey would need to be performed to determine the exact acreage. Approximately 70 acres lies east of Camp Branch Road, and the balance lies to the west. There are several locked gates from Camp Branch Road that provide access to the property.  Middle Branch is pretty, rocky stream that flows through the southern end of the property.

Tax Information- Bibb County property taxes were $2414.18 for 2018. The property is in two tax parcels: 070204180000001.000 and 07020190000001.000. The land is located in Township 21S, Range 5W, Sections 18 and 19, all in Bibb County.

Location- The street address is 3600 Grey Hill Road in West Blocton, AL 35184. Camp Branch Road also runs through the property. The property is easily accessed from the west via Exit 100 off Interstate 20/59. Coming in from the east from Helena, Shelby County Road 13 becomes Grey Hill Road once you enter Bibb County. The property is easy to reach from Birmingham and Tuscaloosa. It is 29 miles from the Galleria Mall in Hoover, and Bryant Denny Stadium in Tuscaloosa is 34 miles away. The property is just south of Tannehill State Park, which hosts year-round festivals and activities.
