Description

395 acres +/- of land that was recently clear-cut for sale in north Dallas County, Alabama. The timber on the property was cut in 2020-2021 , an would make a productive site for re-planting pines or other species for a future timberland investment. The property has a good site index for timber production. The property would also be set up to make a good recreational and hunting property. There are internal roads and trails that lead throughout the property. Some of the decking areas used to load out timber could be converted to large food plots for deer hunting. The tract is still pretty clean from the clear cut, so site preparation for replanting would not be too prohibitive at this point. Paved County Road 39 divides the property, with approximately 140 acres on the north side, and about 255 acres on the south side. The topography rolls over this tract, offering some pretty views. Martin Creek, and a smaller stream that feeds into it, flow through the property.

Location- The land is located on Dallas County Road 39 in the Summerfield / Stonewall community. The property is located 15 miles north of Selma, 71 miles from Tuscaloosa, 68 miles to Birmingham, 52 miles to Montgomery, 33 miles to Clanton, 42 miles to Prattville, and 171 miles to Mobile, AL. There are several entrances into the property from the paved road. The property is located only a few miles to Paul Grist State Park, which has a public lake that is over 100 acres for fishing and kayaking / canoeing.

Showings are strictly by appointment only please, so contact Jonathan Goode at 334-247-2005 to schedule your visit to the property.
