Description

348 acres +/- with outstanding hunting and fishing for sale in the Half Chance community of Marengo County, Alabama. This is one of those rare properties that offers quality fishing opportunities, great deer hunting, and good turkey hunting. You might even be able to catch some ducks using the flooded timber in the back of the large lake. I do not know of a hunting property in the Black Belt currently on the market with newer and nicer amenities and improvements than this place.

The current owners purchased this property in the spring of 2020, and did quite a bit of improvements to the land. This summer they constructed a very nice barndominium, with large open living area and well-appointed kitchen. It is a great space for entertaining or enjoying being away at the hunting camp. In the living area, there are two bedroom suites, each with their own private bathroom and tiled shower. The shop portion of the building has two large roll up doors, a laundry room, and a bathroom. There is also a small "trapper" cabin that is separate from the barndominium. It was recently remodeled, and the interior is very comfortable with a modern rustic feel. The barndominium and cabin are built on a hill, and both of them have pretty water views of two of the lakes.

There are 2 lakes and 1 pond for fishing on the property. The largest is a little over 11 acres (per the owner), and there is a 1 acre pond and the other is about 4.5 acres. The owners had several thousand bull shad stocked this summer to feed the bass and bream. The large lake is just down the hill from the cabin, and has a pavilion for sitting and enjoying the peaceful surroundings. The large lake is long, with flooded timber in the back, and is likely to attract a few ducks in the winter. The owners have cleared the hillside around the lake, offering pretty views between the towering pines down to the water.

A great network of internal roads and trails runs throughout the property. There are numerous food plots strategically located around the property. The plots have all been planted for this season. The owners have been feeding the deer roasted soybeans since the spring, and they have a healthy (and hungry) herd using this property. The timber on the property is a mixture of mature pine plantation, hardwoods on the hillsides and in the drains, and some younger stands of pine plantation. The property was previously owned by Westervelt, and they did a pretty good job with the timber. The owners have cleared the majority of the perimeter of the property to enclose it with a high fence, but no fencing is in place at present. The property was surveyed when it was purchased in 2020.

The tract is in a great location that is known for outstanding deer hunting, just a few miles east of Linden in the Half Chance community. The address for the property is 2115 County Road 39, Linden, Alabama 36748. The property is an easy drive from nearby cities: 128 miles to Mobile, 68 miles to Meridian, MS, 116 miles to Birmingham, 72 miles to Tuscaloosa, 96 miles to Montgomery, and 168 miles to Pensacola. The property is shown by appointment only please, and the listing broker will be present on showings. Contact Jonathan Goode today to arrange your visit to see this great place.
