The property adjoins the Homochitto National Forest, not far from Delta Lake. Wells Creek is a large, sandy creek that makes up the southern boundary of the property. Garden City Road is the access, and dead ends at the property, giving you lots of privacy on this tract. There are several places where water backs up, and you will get some ducks in the winter.

There are numerous food plots throughout that provide good hunting opportunities. Power is available to the property, and a large electric transmission line runs through the tract offering more open area for hunting. A barn sits at the north end of the tract, and provides a place to store equipment. Much of the tract is mature bottomland hardwoods, but the northwest corner of the tract has pine plantation that will need a thinning in the next few years. The property has been leased to the same hunters for many years, and they have done a good job planting and maintaining the food plots and internal trails. Much of the property gets wet in the winter, due to the creeks and drains through the property. The northwest corner would make the best home or cabin site because it is out of the FEMA floodplain. The property has been in the same family for several generations, and they have a long history of hunting and recreation on the place. Mineral Rights do not convey in the sale. All shooting houses and stands on the property belong to the hunters leasing the land, and are not included with the sale.

Location and Access: Garden City Road leads to the property from the north side. The bridge across Wells Creek washed out years ago, and it was not replaced. Now Garden City Road dead ends at the tract. It is a long dirt road that runs through the Homochitto National Forest.  Do not follow any GPS guidance that tries to bring you in from the south side of the property. There is no bridge across Wells Creek along Garden City Road. From Roxie, follow Highway 84 west 1.1 miles, then turn left and go south on Highway 33 for 8.3 miles. Turn Right on Liberty Road and follow for 3.8 miles. Turn left onto Garden City Road and follow it for 2.9 miles, and the road will dead end into the gate. The property is 37 miles to Centreville, 107 miles to Jackson, 55 miles to Brookhaven, 52 miles to McComb, 76 miles to Vicksburg, 98 miles to Alexandria, LA, 75 miles to Baton Rouge, 168 miles to New Orleans, and 113 miles to Hammond, LA.
